Real estate agents will always play a crucial role in the success of our company. We value the market expertise and state law expertise of our realtors, and they value our consistent business, both on the buying and selling side of the transaction. Since we buy in many cities across Metro Detroit, we are always looking to add good realtors to our team who may be experts in specific areas around town.
We utilize agents to help us find deals, and when we do, we use those agents to sell our properties after the have been renovated.
We’re looking to build a few long-term relationships with agents who might have good investment opportunities now or in the future. It’s not necessary that agents have a ton of experience working with investors – we will show you the best ways to work with us, and vice versa, so we’re on the same page with our goals and strategies.
Agents who work with us need to know:
- We buy discounted properties that are either distressed or are part of a distressed situation.
- Before we buy, we need to know the estimated after-repair value (ARV) of the property – the value you believe we can sell it for after it’s renovated nicely to match the finishes in that area.
- We generally buy properties at 50% to 70% of the ARV. If we’re bidding on any properties that are listed on the MLS, that means we’ll be submitting offers that may be much less than the asking price.
- We’re not tire-kickers. We are ready to make offers when the deals make sense.
- We won’t waste your time. We generally do a little online research of each property and sometimes make offers before having to visit the properties.
- We close with cash (from private lenders) and are able to get to the closing table within 7-14 days, depending on whether we need inspections.
