Hiring good, dependable contractors is crucial to our business and will have a significant effect on the outcomes of our renovation projects. We know contractors are in the business to make money, and we’re going to help them do that. While our main goal is to help families, we must also be profitable to do so, and we’re counting on our contractors to help us in that regard as well. This is a true team effort and it’s important that we work together closely to make this relationship and every project a win-win-win for us, our contractors, and our clients.
Who We Are
We are a serious, repeat, profitable client. We provide recurring work and are able to help our contractors grow their businesses. We are professional, organized, systematic, and respectful. We pay on time and we let our contractors do their jobs.
What We Need
We are looking to add all types of contractors to our team – builders, general contractors, roofers, plumbers, electricians, mechanical/HVAC, rough and finish carpenters, concrete installers, masons, brick layers, excavators, foundation experts, drywallers, painters, tile installers, flooring installers, landscapers, and more. Our liability insurance requires that all contractors working on our projects are licensed, insured (liability and workers compensation), and registered with the State of Michigan. Contractors may also need to be registered as a contractor in the municipalities in which we are doing business so that you are able to pull permits.
Our contractors must have at least three years of experience in their specific trade, must have their own transportation and equipment, and must be willing to provide referrals and sample projects. We expect high quality workmanship, good communication, timeliness, and integrity.
How We Operate
We have proven systems in place. We are bidding on multiple projects every week, and in some cases, we may need estimates before we agree to close on the purchase of a home. In those cases, we typically get the property under contract and start seeking bids for the work. We like to establish long-term mutually beneficial relationships with our contractors, so we contact our preferred contractors first. We are not in the business of wasting your valuable time bidding on dozens of projects. Once we work together on a project or two and understand your system, we can use that knowledge and experience, along with our proven systems, to estimate the costs of most projects before we make a purchasing decision.
Once we have a property under contract, our process is as follows:
- Prepare scope of work for the entire project, along with an estimated project schedule.
- Obtain written quotes from contractors where necessary. To save costs, we would generally prefer to purchase most materials separately and up front. This may not always be practical, but we will work with you to determine what makes sense under the circumstances.
- Hire contractors and schedule the work to begin promptly after closing or according to the project schedule.
- Work out payment schedules with contractors.
- We will either buy the materials and have them delivered to the job site before work begins, or we will pay for the materials upon delivery to the job site (or when you show up with the materials on day 1).
- We will also make an initial labor payment when work begins on day 1, but we will not make any payments for labor before work begins.
- After day 1, we will make payments to you based on milestones achieved and work completed, as mutually agreed in advance.
- When permits are necessary, contractors will obtain all required permits and schedule inspections in a timely fashion. Final payments will not be made until work passes inspection.
- Conditional/Interim Lien Waivers will be used as payments are made; Final/Unconditional Lien Waivers will be used upon making final payments.
- Where necessary, complete or obtain all the proper paperwork – Independent Contractor Agreement, Contractor Indemnification, Proof of License and Insurance (with our company named as an additional insured), and W-9 (unless you’re taxed as a Corporation or S-Corporation).
